Calgary Foreclosures & Court-Ordered Sales
Calgary foreclosures sold on the MLS® system leave a lot of data behind. It shows how the market has handled homes sold by banks, the courts, mortgage lenders and mortgage insurers. This report covers the last 12 months and updates daily.
Most foreclosures here now sell as court-ordered sales. When a home is worth more than the owner owes, the court orders it listed and sold at market value. The lender is paid, and anything left over goes to other creditors and then the owner. When the owner owes close to what the home is worth or more, the lender can ask the court to transfer title to it. The lender then sells the home as a bank-owned property.

How foreclosure sales are counted
A sale counts when the MLS® listing’s ownership interest is Bank/Financial Institution Owned, Judicial Sale or Court Ordered Sale, or when the seller is a court, mortgage insurer, bank or lender. Civil enforcement sales (a partial interest seized for a debt), estate, trust-company and relocation sales are not counted. Sold/list is total sold price divided by total list price. Court-ordered sales are often listed low and bid up, so their sold/list can run over 100%. Charts cover the last 30 years. Before 2011 the MLS® bank-owned box was often ticked on ordinary sales, so a bank-owned listing only counts when the owner is a bank, lender or insurer, or isn’t named and the listing remarks describe a bank, lender or court sale. Before 2000, apartment and townhouse records are less complete than detached.
How Calgary foreclosures sell
Foreclosures in Calgary are sold on the MLS® system, either by the court or by the lender. There are no auctions. The seller changes how we write your offer.
| Court-ordered sale | Lender (bank-owned) | |
|---|---|---|
| Conditions allowed | No | Yes |
| Counter offers | No | Sometimes |
| Sold “as is” | Yes | Yes |
| Appliances guaranteed | No | No |
| Time to respond to an offer | Weeks to months | Usually a few days |
How court-ordered sales work
The court must approve every court-ordered sale. Your offer is presented at a court hearing along with all other buyer offers. Getting a hearing date takes time, so expect to wait weeks, sometimes months, before you know if you’ve bought the home.
What buyers should know
- The court protects the owner’s equity. It won’t approve a sale below market value.
- Lenders have to limit the owner’s losses. They can’t give the home away either.
- Homes are sold “as is” on possession day. There are no warranties, and appliances may be missing.
- You won’t get a Real Property Report or condo documents. Neither lenders nor the court supply them, so budget for your own.
- Most foreclosures sell at market value for their condition.
- Expect sweat equity, not fix-and-flip profits. Few foreclosures leave room for a flip.
- Foreclosures are a very small share of Calgary sales. About 0.5% in the last 12 months.
- Good deals go fast. Prepared buyers who watch the market daily usually get them.
Are there foreclosure auctions in Calgary?
No, they’re sold on MLS® like all non foreclosure properties.
What is owner equity in a foreclosure?
Owner equity if the difference between what is owed and what the home is worth. It can be positive or negative.
Why don’t foreclosures sell cheap?
Selling cheap would mean owners give up equity to new owners and the courts and government do not allow that to happen in Canada.
Are foreclosures all types of real estate?
Yes, Calgary Foreclosures include Detached Homes, Townhomes, Condos, Multi-Family Buildings, Land, etc
