The revolving door of real estate never stops as new realtors fail and new realtors replace them. A Calgary Real Estate Licence is no guarantee of success as these numbers clearly prove. The most successful real estate agents spend a good portion of their commissions on marketing long before they see a decent return on investment.

What the Numbers Show

The donut chart shows the current split between active agents (at least one closed deal in the trailing 12 months) and zero-deal agents (no closed deals in that same window). The percentage in the center is today’s active-agent rate for the whole Calgary market.

The bar chart below it breaks that down further by exact deal count — 0, 1–2, 3–5, 6–10, 11–20, and 21+ deals closed. Read it left to right: the further right an agent’s bucket, the more transaction volume they’re currently handling. In most real estate markets, this shape holds true year over year — a large share of agents sit in the lower bands, while a smaller group of consistently active agents accounts for a disproportionate share of total transactions. Check the chart above for exactly how that breaks down today.

Why This Matters

If you’re buying a home in Calgary: An agent who’s actively closing deals is in the market every week — they know which listings are overpriced, which neighborhoods are moving fast, and how to structure a competitive offer. An agent sitting at zero or one deal over a full 12 months may simply have less current, hands-on experience to draw on.

If you’re selling a home in Calgary: Your agent’s activity level directly affects your marketing reach, your pricing strategy, and how quickly problems get solved during a deal. A busy, active agent typically has a larger buyer-agent network, more recent comparable-sale data, and more practice negotiating in today’s market conditions — not the market from a few years ago.

How This Report Is Calculated

This report is compiled from CREB®/Pillar 9 MLS® data across the entire Calgary market — every brokerage, not just one. An agent is counted as “active” if they appear as the listing agent, co-listing agent, buyer’s agent, or co-buyer’s agent on at least one closed transaction during the trailing 12-month period shown at the top of the chart. No individual brokerages are named or ranked here — this is a market-wide snapshot, and it’s recalculated daily.

One thing worth knowing: these are rolling 12-month figures, not year-to-date. Every day the window moves forward — the oldest day drops off and the newest day is added — so the numbers are never distorted by where we happen to be in the calendar year. A reading taken in January and one taken in September are directly comparable. When the zero-deal percentage moves, it reflects a real change in agent activity, not a seasonal artifact.
