Calgary Flip Finder: Real Bungalow Flip Data by Community

Follow the Money – We took a deep dive into the real house flipping activity happening across Calgary. This page tracks bungalow style homes that sold at least twice within a 3 to 18 month window, where the selling price was at least $100,000 between the purchase price and the resale price of real closed MLS® sales, not estimates or listings.

Below, that data is broken down by community and sorted by deal count, so you can see at a glance where Calgary’s flip activity is concentrated, what investors are typically paying to get in, and what they’re walking away with before expenses.

Think of these numbers as a starting point, not a guarantee of profit:

  • Buy under the average bought price.
  • Sell over the average sold price.
  • Move faster than the average hold time.
  • Work with contractors and trades you trust.

Do that consistently, and the spread is where the profit opportunity lives.

Every row on this page comes from actual closed sales pulled from the
Calgary MLS® system — not asking prices, not estimates. A property
counts as a “flip” here only if:

  • It’s a bungalow-style detached home,
  • The same address sold twice since the end of 2021,
  • The two sales happened between 3 and 18 months apart
  • The seller’s resale price was at least $100,000 higher than what
    they paid.

The table refreshes automatically overnight as new sales close, so the
numbers are not a one-time snapshot.

Frequently Asked Questions

Q: Is house flipping legal in Calgary?
A: Yes. Flipping is a normal part of the resale market. The main things to watch are Alberta’s new anti-flipping tax rules on properties held under 12 months and standard permit/disclosure requirements for any renovation work.

Q: What’s a realistic profit on a Calgary house flip?
A: It varies a lot by community and property condition. The table above shows the actual average spread by community from real closed sales — that’s a far better starting point than a rule of thumb.

Q: Which Calgary communities have the most flip activity?
A: It changes as new sales close — that’s exactly what this table tracks, sorted by deal count by default. Communities near the city core with older bungalow stock tend to show up often.

Q: How often is this data updated?
A: The table rebuilds automatically every night from fresh MLS sales data, so it stays current without anyone having to update it by hand.

Q: I’m thinking about flipping a property in Calgary — can you help?
A: Yes — reach out any time. See the contact section below.
