In 2002 I owned a successful business that didn’t take all my time, and I was starting to buy Calgary real estate for myself. I figured the fastest way to learn the market and get an edge was to get licensed and see it from the inside. So I took the course, passed it, and went right on being an investor.

I sold the business a few years later. By then I owned income properties, had done rental flips, and was managing rental properties for friends. In 2013 I looked at the license sitting in my drawer and thought: I have the time, I have the experience, and I know this market. Why not help people with it?

A True 50/50 Buyer and Seller Practice

Of my 185 sales since 2013, 92 were representing buyers and 91 were representing sellers – $43.0 million on the buy side and $39.6 million on the sell side. That split is unusual. Most Calgary agents lean heavily one way: they’re a listing shop or they’re a buyer’s agent.

It matters to you for a simple reason. When I’m sitting at your kitchen table pricing your home, I’ve been the buyer’s agent on the other side of that decision 92 times. I know what buyers actually walk away from and what they’ll stretch for. And when I’m writing your offer, I’ve been the listing agent 91 times — I know what a seller will likely accept and what just insults them. Half the time, the other side of your deal is my side.

I’m not a one-neighbourhood agent. My 185 sales span 96 communities across all four Calgary quadrants — 62 in the southwest, 54 in the southeast, 34 in the northwest and 23 in the northeast — plus Airdrie, Okotoks, Cochrane, Langdon, Chestermere, and rural Foothills and Rocky View County.

Communities I’ve sold in most often include Glamorgan, McKenzie Towne, Acadia, Millrise, Sundance, Shawnessy, Silver Springs, Panorama Hills, Windsor Park, Lake Bonavista and Huntington Hills. If your community isn’t on that list, it’s almost certainly in the other 85.

A third of my business is condos and townhomes, so I know the fee structures, the boards and the buildings — the things that quietly decide whether a condo is a good buy. Pricing Discipline That Hasn’t Moved in 14 Years

My median sale-to-list ratio has landed between 96% and 100% in every single year since 2013 — through the oil downturn, through COVID, and through the 2021–2025 boom. Measured against the original list price it’s 97.3%, which means my listings rarely need a big price cut. The first number is close to the right number.

Speed has gone the right direction too. The median home I’ve been involved with sold in 26 days. In 2024 that was 17 days. In 2025 it was 13. One in four sold inside two weeks.
