The way to use this chart is first to find your price range row. Then find your property type column. The Active listings intersection of price range and property type is the supply of homes. The same intersection of homes sold in the past 30 days is the demand side of the equation. High demand favours sellers and low demand favours buyers. Divide your supply number by your sold number to get months of supply. Verify with your Realtor and you know if your driving the bus or just along for the ride.

Find your price range row to explore the supply and demand in your target market. % of listings sold can also be considered the Odds of Selling in the next 30 days. Powerful information for home buyers and sellers.


Now that you know how these charts work, this chart for condos is quite different from the Detached Homes Chart above. Rising condo fees and over supply by builders generally keeps condos sitting on the market much longer than sellers would like. Buyers have choices in most price ranges.


The townhome market is considered in-between detached homes and condos. Lots of first time buyers start with a condo, move up to a townhome before buying a detached home that comes with the land underneath the house. Townhomes make great rental properties. Builders can’t flood the market with townhomes like they do with condos. Townhome Condo fees are usually much lower than condos. So the market you see below is pretty typical for Calgary Townhomes.


All these charts show there is no single Real Estate Market in Calgary. Just a whole bunch of segmented markets. These market charts may not accurately reflect the neighbourhood and home style you have or have in mind. The nice thing about taking a deep dive into the numbers is the numbers don’t lie.
