A sale counts when the MLS® listing's ownership interest is Bank/Financial Institution Owned, Judicial Sale or Court Ordered Sale, or when the seller is a court, mortgage insurer, bank or lender. Civil enforcement sales (a partial interest seized for a debt), estate, trust-company and relocation sales are not counted. Sold/list is total sold price divided by total list price. Court-ordered sales are often listed low and bid up, so their sold/list can run over 100%. Charts cover the last 30 years. Before 2011 the MLS® bank-owned box was often ticked on ordinary sales, so a bank-owned listing only counts when the owner is a bank, lender or insurer, or isn't named. Before 2000, apartment and townhouse records are less complete than detached.
